This project was for a new 3 storey dwelling on a small lot which already contained a commercial character building and dwelling unit.
The site constraints were difficult with only a small building footprint available and the requirement to maximise car parking.
Detailed negotiations were required with Council to reduce the overall height, bulk and scale to appear as a 2 storey building. To address this the design includes a storey predominantly in the roof space. Architectural features such as screens were also used to give the appearance of a 2 storey building from the street.
Intense negotiations faciliated by Consult Planning with Council resulted in a development approval which successfully delivered the client brief whilst alleviating Council’s concerns.
